Terms and Conditions
Cancellations made more than fifteen (15) days before arrival receive a full refund. Cancellations between fourteen (14) and eight (8) days prior to the arrival date are subject to a $100.00 cancellation fee. Any cancellations seven (7) days prior or fewer forfeit full rental amount. Cleaning and security deposit would be refunded.
CHECK-IN is AFTER 4 p.m. Mountain Time AND
CHECK-OUT is BEFORE 11 a.m. Mountain Time
NO early check-in or late check-out.
ALL UNITS ARE NON SMOKING. SMOKING IS ALLOWED 25 FT FROM BUILDINGS. SMOKING IN THE UNIT WILL RESULT IN A $200 FINE.
PETS ARE NOT PERMITTED IN ANY UNIT UNDER ANY CONDITION, EXCEPT FOR ZC4. BRINGING A PET TO ANY OTHER UNIT WILL RESULT IN A $200 FINE.
NO PARTIES
PAYMENT –All monies are due upon booking.
LINENS & TOWELS- Use of linens are included in your total price.
Please be respectful of bed sheets and towels. Mud/dirt, makeup/foundation, face medications/creams, and tanning products will stain linens/towels. Colored towels are in each bathroom for removal of these products. Unsalvageable linens/bath towels will be charged to the guest.
SECURITY/ DAMAGE DEPOSIT- This is not applied toward rent however, it is fully refundable within fourteen (14) days of departure, provided the following provisions are met:
No damage is done to unit or its contents, beyond normal wear and tear.
No damage is incurred due to contraband or pets during stay.
All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher (If applicable) and cleaned.
Unit is left locked.
All charges accrued during the stay are paid prior to departure.
No early check-in or late check-out.
The renter is not evicted by the owner (or representative of the owner) or law enforcement.
INTERNET POLICY- By accessing the wireless network, you acknowledge that you're of legal age, you have read and understood and agree to be bound by this agreement. The wireless network service is provided by the property owners and is completely at their discretion. Your access to the network may be blocked, suspended, or terminated at any time for any reason.
You agree not to use the wireless network for any purpose that is unlawful and take full responsibility of your acts.The wireless network is provided "as is" without warranties of any kind, either expressed or implied.
NOTE- Any damage in excess to your deposit will be charged to your credit card.

MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
MAXIMUM OCCUPANCY – The maximum number of guests is limited to four (4) persons (not including infants) in bunkhouses, and six (6) in cottages.
NO DAILY HOUSEKEEPING SERVICE – Daily maid service and linen changes are not included in the rental rate.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
PARKING – Parking is allowed in the designated parking lot.
SEWER SYSTEM – DO NOT FLUSH anything other than toilet paper. No feminine products, Q-tips, amenities bottles, or paper towels should be flushed at anytime. If it is found that any of these have been flushed and clog the septic system, you could be charged damages of up to two hundred dollars ($200).
STORM POLICY/ROAD CONDITIONS – If your travel is interrupted because of storms or acts of nature, no refunds will be given. We do not refund due to road conditions.
TRAVEL INSURANCE – We highly recommend all guests purchase travel insurance. If you wish to purchase travel insurance, go to www.InsureMyTrip.com for details and to purchase.
All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
You agree that all rental monies are non-refundable per cancellation policy above. You have read your rights to purchase travel insurance.
